Maintenance Strategy and Plans
We provide a clear and concise Planned Maintenance Report setting out the works required and budget costs for the works over a 10 year period.
This assists with budgeting and future investment decisions.
We have experience of major portfolio surveys as well as one off buildings.
Licence to Alter
Under the terms of most leases the tenant must obtain a 'Licence to Alter' prior to undertaking any alteration to the property.
We can assist by working with the Tenant and Block Manager to assist with the process and to monitor works to ensure that they are carried out in accordance with the licence.
We investigate the cause of building defects and provide a concise report on the recommended remedial solution.
Procurement and Management of Works
We will assist with the procurement and management of maintenance works. Our specifications are written to enable apportionment of costs in accordance with the Lease and Section 20 notification procedure.
We closely monitor the quality of works and the progress of works when the works are carried out.
Fire Risk Assessments
From 1st October 2006 The Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person (RP) of any non domestic premises to carry out a fire risk assessment.
The communal area of a blocks of flats is included as a non domestic premises.
We can undertake the Fire Risk Assessment to ensure that you comply with your duties.
